What is a duplex?

A duplex is a subdivision that allows for two homes to be built on the one master titled piece of land that share a common central wall. There are two main types of duplex subdivision – one being a front and back proposal and the other a side-by-side. Each of the residences will have their own front door, kitchen, amenities and any features you might expect from a freestanding home.

Investing in a duplex

Duplex developments have proven over time to be a profitable investment strategy as you can receive two rental incomes from one asset. While the rental payments might be lower, the double income still beats the one. And you’ll potentially save thousands on land costs, as a duplex requires much less land than two detached houses. Construction costs also won’t be as high since the two duplex units share a common wall.

Versatility of a duplex

Duplex investments are a great idea if you want flexibility once they are built. You may have elderly family members or young adult children who want to live close by, which makes a duplex ideal – you get to live in one side of the duplex whilst renting out the other. Everyone benefits from having their own privacy and independence.

Duplex FAQ's

What are the differences between a duplex and a house?
A freestanding house is one dwelling under a single roof. In a duplex, the two dwellings share one common roof, but are entirely separate entities with their own entrances and amenities.
Is a duplex a good investment option?
A duplex will maximise the potential of your land as it does not require subdivision like two separate homes would, giving you a higher rate of return on your investment.
Duplex developments can be mixed and matched to your investment goals and retirement plans. You can sell one or both properties, rent out one or both properties, or sell one and keep the other.
Can I own half a duplex?
Yes, you can. Duplex homes can either be under one land title, which is owned and sold together, or individually owned and exist on separate titles.
How does insurance work on a duplex?
Owners must agree to a building insurance policy covering both homes of a duplex. A body corporate is not usually required, although this depends on the age of the duplex and its jurisdiction.
Is a duplex house better than an apartment?
A duplex house is usually larger in square footage so you’re getting more living space for the price you’re paying. An apartment will have more shared walls and therefore more neighbours and less privacy. However, apartment buildings may offer more external amenities than a duplex house.
