If you’re considering building a new home in 2021, you could still qualify for selected government grants. Find out how!

The Federal Government HomeBuilder Grant scheme has been extended and is still available to claim for contracts signed by 31st March 2021.

Originally, launched in July 2020 as part of the COVID-19 recovery plan, the State and Federal governments both released building grants with deadlines in place which created a flurry of activity for the building sector.

The Australian Government Home Builder Grant is still here until the 31st March 2021, albeit slightly reduced, it is still an extra $15,000.  The deadline for applications to be submitted via Revenue WA has been extended to 14th April 2021, and the commencement date for construction has also been extended to six months across the board.

Add to this, if applicable, the WA First Home Owner Grant of $10,000, and you could be eligible to claim up to $25,000 in Government support.

To be eligible for the $15,000 Australian Government Home Builder Grant:

  • You must sign a building contract between 1st January and 31st March 2021 inclusive.
  • Construction must commence with 6 months from date of contract signing.
  • ‘Construction’ is defined as significant earthworks, excavations, or physical building works.
  • ‘Construction’ is not defined as site clearing, fencing, markings, or delivery of building products to site.
  • You must provide a declaration from your builder that construction has commenced when lodging your application.
  • You have until the 14th April 2021 to lodge your application, but you may add your supporting documents at a later date as they become available, should they not be available by 14th April 2021.
  • Applications are to submitted via the government’s online portal, using an online form.
  • If your land is not titled at the time of application, titles must be issued in your name by the time the building foundations are laid.
  • If you are sub-dividing land you already own, you can apply for the grant after foundations have been laid on the proposed vacant lot, if you provide evidence to show that the new land survey plan and titles will be issued in your name, for example, when WAPC (Western Australian Planning Commission) has granted conditional approval.
  • You may not have previously received this grant in any other state or territory.
  • Your taxable income must be below $125,000 for an individual, or $200,000 for a couple in either the 2018-19 or 2019-20 financial year.
  • You will be the registered owner of the property.
  • The home will be your principal place of residence after completion, the grant is not available for investment properties.
  • The value of the land and new home build amount does not exceed $750,000.
  • All parties on the application must be Australian citizens.

To be eligible for the $10,000 First Home Owner Grant (FHOG) Grant:

  • You must have not received a FHOG anywhere in Australia
  • If you are applying as a couple, both parties must not have owned a home or residential property anywhere in Australia jointly or separately before July 1st 2000.
  • You must occupy the home as your principal place of residence for a minimum of 12 months after completion of construction.
  • You must be an Australian citizen or permanent resident.
  • The value of the land and new home build amount does not exceed $750,000.
