What is a triplex?

A triplex site allows for three homes to be built on the one master titled piece of land. Building three single or double storey homes on the one block means the homes will share a common driveway. Triplex subdivisions can often require a combination of townhouse, villa and single storey designs.

Investing in a triplex

The smaller footprint and lower resale price point of a triplex is great for first home buyers and downsizers who want to stay in the suburb they love, so having this in mind when designing your development is important.

Choosing the right triplex design

There are options to build either single or double storey when tackling a triplex development. Building a townhouse triplex enables you to take advantage of views and maximise space by building upwards instead of outwards. Building a single storey unit triplex is ideal for larger blocks and more attractive to investors who want a faster, simpler build.

Triplex FAQ's

Should I build a duplex or triplex development?
Our consultants will need to look at the zoning of your block to confirm the size of the building lots before a recommendation can be made. Consideration will then need to be given to a variety of factors, such as minimum site areas for exclusive use, setbacks and designing for your target audience.
Does a triplex cost more to build than a duplex?
Yes, as building three homes is a larger initial outlay of funds and potentially longer holding costs than building two homes. However, they have a lower resale price point meaning they could sell faster. Plus, more units to sell could mean more profit.
Is a triplex a good investment option?
There are pros and cons that need to be weighed up before deciding if a triplex is the best option for your circumstances. There are more costs and increased risk with building a triplex, but of course, the returns can be greater as well. The lower resale price points can also make them easier to sell.
However, having three homes to sell rather than two, means finding more buyers which could take more time. A triplex home will generally have lower rental returns as well which may not appeal to all investors.
Can I build a triplex on my site?
Developing a triplex depends on the Residential Planning Code (R-codes) in your local council. If your block is zoned R20 to R40, a triplex development might be the perfect choice.
